There are three important factors to consider in buying your house, especially your first new house. Location, location and, location.

And these factors are also the secret to the success of the new housing developments undertaken by the housing developers, most of the times, if not all.

In my opinion, location is the single most important factor both to the developer of new housing projects for terrace / link houses and house buyers in areas around Sepang, Kuala Langat, Shah Alam, Klang, Port Klang, Kapar and Meru in Selangor.
 
Experienced housing developers give utmost priority to strategic site in land acquisition. The development sites must be located near highway interchanges for good accessibility and have access to infrastructure, amenities and public facilities. Strategic location of a new housing project by itself already enhances the value of the property upfront!

Houses at these location will be easy to sell, most of the time, if fair pricing is practised.
To the developer and house buyer, this location factor consideration can turn out to be a very handsome investment gain.

How can the developers for new housing projects in areas at Jalan Kebun Shah Alam, Johan Setia Klang, Kampung Kebun Baru Batu 9 & 10 Kuala Langat, Jalan Kapar and Jalan Meru in Klang afford not to consider location as the single most important factor for their projects?

Their new housing projects, mainly of Malay reserved status, most of it are in the form of single storey and double storey terrace / link houses with semi-detached and bungalow in between on three to six acres land.

These developers cannot dream to build to create demand. They have to build to meet the demand - which is building affordable houses for the young family of middle income category who form the majority of their customer base.
