Malaysia property market outlook 2012




2012 Malaysia property outlook is expected to be not as good as 2011 due to the global economic uncertainties. Well, Malaysia, as an export-driven economy, will not be spared from the effect of the global economic turmoil. In some part of our country, there may even be a price correction to the properties, certain categories. High end residential and commercial properties are the first to be hit during economic downturn, be it in Malaysia or the United States.There will be less new housing project launching.

These are almost certainties

But, alas, the prices of property in Klang Valley are not expected to go down. In fact, the prices are expected to go up by five to twenty percent, according to a survey done on housing developers in Klang Valley!

This is definitely not a good news to those who haven't bought their first house.

But why even the prices of houses for the middle income group under affordable housing scheme are going up? The prices are not going up because of speculation, not like what happened to Hong Kong or Singapore properties due to foreign speculation. Foreigners don't come to buy new houses at Teluk Panglima Garang Kuala Langat, Jalan Kebun Shah Alam, Johan Setia Klang, Kapar and Meru at Selangor. So, the price increase must be caused by inflation - more money is needed to buy things where income's increase doesn't match up. Land, material and labour costs go up, and developers have to pass the cost to the house buyers and there isn't anything wrong with it that the government can do much! Or have I been wrong?

Tough situation. Sad story!

Buying and building new houses - Why the location consideration?




From my analysis, the abandoned housing projects around Klang, Shah Alam, Kuala Langat, Port Klang, Kapar and Meru areas are not caused by poor take-up rate. The main cause being the developers having cash flow / financial problem due to reasons best known to them, than anything else.

Housing projects that are abandoned around the above-mentioned areas were not caused by poor location. The location had never been poor! Take the new housing projects in Jalan Kebun and Jalan Kampung Lombong in Seksyen 29 and Seksyen 30 Shah Alam, Johan Setia Klang and Jalan Kebun Baru Batu 9 and Batu 10 Kuala Langat as examples. Yes there have been numerous abandoned projects but the cause was never bad location! Never was and never will be.

I believe that housing developers like Upicon group, Achievers group, Bandacaya group, MSN group and Sin Hee Yang Property Management Sdn Bhd have not faced much problem in the take-up rate of their projects in these areas. In fact, registration of interest for most their projects to be launched have been overwhelming!

The contributing factor, to a  great extent, is the location of their new housing projects being near to highway interchanges that provide good accessibility. Developers for new housing projects for terrace / link houses at Johan Setia Klang, Jalan Kebun Shah Alam, Kampung Kebun Baru have been riding on the advantage / plus point of the existing or coming up expressway interchange to boost the location attraction of their new housing projects. They should. This is good business sense. Do not reinvent the wheel that is working fine.

So, to the intending buyers of new houses - consider location when buy your house! Like what I have said, a strategic location already give you one leg up in term of value enhancement to your property.

Buying new terrace / link houses around Klang, Shah Alam districts - Good investment point




There are three important factors to consider in buying your house, especially your first new house. Location, location and, location.

And these factors are also the secret to the success of the new housing developments undertaken by the housing developers, most of the times, if not all.

In my opinion, location is the single most important factor both to the developer of new housing projects for terrace / link houses and house buyers in areas around Sepang, Kuala Langat, Shah Alam, Klang, Port Klang, Kapar and Meru in Selangor.
 
Experienced housing developers give utmost priority to strategic site in land acquisition. The development sites must be located near highway interchanges for good accessibility and have access to infrastructure, amenities and public facilities. Strategic location of a new housing project by itself already enhances the value of the property upfront!

Houses at these location will be easy to sell, most of the time, if fair pricing is practised.
To the developer and house buyer, this location factor consideration can turn out to be a very handsome investment gain.

How can the developers for new housing projects in areas at Jalan Kebun Shah Alam, Johan Setia Klang, Kampung Kebun Baru Batu 9 & 10 Kuala Langat, Jalan Kapar and Jalan Meru in Klang afford not to consider location as the single most important factor for their projects?

Their new housing projects, mainly of Malay reserved status, most of it are in the form of single storey and double storey terrace / link houses with semi-detached and bungalow in between on three to six acres land.

These developers cannot dream to build to create demand. They have to build to meet the demand - which is building affordable houses for the young family of middle income category who form the majority of their customer base.
