Housing developer's challenge in times of economic uncertainty




Despite of the global economic uncertainties, there are still many many potential first time house owners out there in Klang Valley. Small to medium size housing developers should go for affordable residential properties under affordable housing category.

At the right price, in the right location and with right design concept, those who have not owned their first home will still make the commitment to buy the house.

There are some things to be learnt from the big and established developers in Malaysia like SP Setia, Mah Sing, Sunway groups. Understand the rationale behind their concepts of development. House design and layout should be tuned towards making renovation unnecessary if not minimal.

Developers for single or double terrace link house under affordable housing category in Klang Valley should also include this design concept in the layout of the houses they build. Renovation done separately by house owner will cost more than the one that comes as a built-in feature. 

The developers for new housing project around Klang, Shah Alam, Port Klang and Kuala Langat should also consider practising build-in household fixtures and fittings. And I say, why not? When developers do this, they can benefit from economy of scale where per unit price of a given item become cheaper because it's bought or done in bigger quantity. This will translate into cheaper price to the house owner.

Developers planning to build new housing projects around Jalan Kebun Shah Alam, Johan Setia Klang, Pulau Indah Port Klang, Meru, Kapar in Klang Selangor should focus on features and design layout that can sell during this economic slowdown. Pricing should be seriously considered so that it meet the affordability level of the potential house buyers. This truth is recorded without faltering - People still need a shelter over the head, good economy or otherwise!
